Additional Hunting Property For Sale Information

The original home was built in 1974 and was 1120 sq.ft. In 1979 I doubled the size by adding another 420 ft. of living space and an attached 2 car garage. 3 years ago I remodeled most of the interior. It is well insulated and does have a 50 year metal shingle roof that is 10 years old. For nearly 30 years I operated this as a Christmas tree farm. In the mid 90's I began planting it into hardwoods, and today it has many thousand oaks that are producing tons of acorns. There are also a number of persimmon, pecan and misc. other species. The largest of these trees are 30-40 feet tall and 10 inches in diameter. There is a forest management plan in effect with the IL DNR which keeps the land taxes at a lower rate. This is easily transferrable to the buyer. Being 40 acres in size also insures that you can receive free landowner permits from DNR. The farm is a doe magnet serving as a fawn rearing paradise. During the rut it then becomes a huge attraction to good quality bucks. My latest is a 180" 12 point. The adjacent properties fit well with this as two sides are creek bottoms and the other two are row crops. There are literally miles of intersecting fencelines stretching out from here. I have a good relationship with the adjacent landowners and am willing to work with the right buyer to get your foot in the door with them. If you do not already have equipment I will consider pricing what I have been using quite reasonably. This property is not isolated but has very little daily traffic.I have been here 47 years and never been bothered with theft, druggies or any other form of harassment.
When I had this planted in Christmas trees I had an extensive network of haul roads established. These were used to get trees out of the field, and I left them in place to serve as potential firebreaks when I converted to hardwoods. They serve as perfect access to the stands I have used and, depending on your needs, can be used for 4 wheeling, wildlife observation, etc. The small pond on the property is located in an area where I always wanted to build a 4-5 acre lake. There is still great potential to do this, and it could then become a good waterfowl property as well. I also kept beagles for many years,and this is as good as it gets in this area for hunting them. The roadways are perfect for open shots or to just watch the dogs work.
I have always felt that this is a good place to raise kids. The area is friendly and safe, the schools good and life is low key. The home is modest but very sound and not something you have to be worried about "living in." If you are not looking to move here but just want the acreage for hunting, it should be very easy to rent the house for $5-600/month. On the other hand, if you want a retirement spot this could also work as the workload could be lessened by not mowing as much and allowing the open areas to revert to nature.
There are extensive flower beds that my wife maintains, a decent amount of shade in the yard and a neat koi pond just off the deck. We often sleep with the patio door open just to hear the waterfall running.
Medical care is often a consideration as you age, and just a short drive from here is one of the most progressive hospitals in this area. Unless one needs specialized care for unusual illnesses it is more than adequate. I have a number of friends in their 80's, and they can get most issues resolved without the need to travel out of town. When they do need more extensive care it can be found in Mt Vernon, Evansville or St Louis.
