Additional Hunting Property For Sale Information

Snuggled between Damascus/Bristol, VA and Boone, NC, this location is close to everything yet hidden away so only the bird song and wind in the trees is heard. Two log homes are on the property. One, a 5 bedroom 5.5 bath lodge atop the mountain with long range views. The second a 3 bedroom 2.5 bath log chalet next to the creek about .5 miles down the mountain from the Lodge.
Backing up to the Cherokee National Forest, black bear and deer are plentiful. Turkeys hide in the forest, and grouse gravel down the driveway. Bobcats have been seen as have raccoons, squirrels and a red fox.
For the past 21 years the property has been an upscale bed and breakfast as well as renting out the property to vacationers. A local hunting club has hunted the property and used it as an access point to the Cherokee National Forest. Recently dogs have been training on the property and in the area.
The main Lodge has a gourmet kitchen with ice maker, separate freezer, warming oven, trash compacter, double wall oven and SubZero frig.
Off the kitchen is the pantry and laundry room with access to the outside from two doors.
The Great Room has a stone wood burning fireplace which can heat the room, bookshelves at either end of the room, a hidden tv, a gun rack over the fireplace, and sliding doors to the wide wrap around deck.
The dining room opens to the covered porch, has corner cupboards for trophies and awards, and a table to seat 10 will fit nicely.
Upstairs there are 4 bedrooms each with private whirlpool tub and shower; two have steam showers and three have private balconies. A dumb waiter is very useful for luggage, cleaning supplies, etc.
Each room has a separate hvac unit. A 1000 gallon tank buried in the ground supplies gas for heating (3 50 gallon hot water heaters) and cooking. A/C is through Mountain Electric part of the TVA system.

There is a complete apartment on the lower level with a large walk out covered deck and separate entrance. This could be a caretaker's apartment or a game room as the floor is both carpet and LifeCare vinyl. There is a gas fireplace. Also on this level is a kitchenette, storage and the heat and hot water units.This unit has its own heat/ac system. And a large tv.
The decks outside are wide and could have trap set up on one side.
There is DISH tv, Exede internet and Verizon and Century Link phone systems. Water comes from a well 650' deep. It is tested regularly as the bed and breakfast is inspected by the State of Tennessee on a quarterly basis.

The smaller log chalet is across the creek with a wide gated wrap around deck to contain large dogs and small children. Three bedrooms, 2.5 baths, full kitchen, washer/dryer, heat and ac, satellite tv, and a hot tub under the stars. A good rental property or caretaker's cottage. This property is handicapped accessible.

There is also a shed with electric, water and phone. At one time there was a camper under the shed which the owner lived in while building the Lodge. Perfect for storing a large rv next to to the creek.

Hiking trails lead around the property and up to the Appalachian Trail on the ridge behind the property. There is also a separate entrance to another part of the property where a home could be built next to the "bold stream".

The house is sold unfurnished, but a great deal of the furniture and kitchen equipment is for sale and could stay with the Lodge. The Chalet, just about all goes with the building.

In addition, there is a 3 bedroom 3 bath home right on the shores of Watauga Lake for sale. However, the Lodge/Chalet/141 acres must be sold first or sold as a package for someone wanting to develop a hunting, fishing, boating, recreational facility in the area.
